Owner's association maintains roads on south & west sides of the parcel. West side of acreage is bordered by state land. Herds of elk and deer roam this area as well as much other wildlife. kaelucas59 Report post Posted January 6, 2013 Overhead lines run along the BNSF rail line 1 mile south of the parcel. I do not have any information about the water table in that area. Correction to information about utility access : I doubled checked my road maps of Westwood Ranch and the overhead lines that run along the BNSF are only 1/2 a mile away. I was told that this could be accessed to bring electric to the property; but I have never investigated that possibility. This parcel is part of what was the Diamond Seven Ranch; which was sold sometime in the 1990's and parceled off. I believe the ranch is about 16,000 acres in it's entirety and owners have access to all association maintained roads on the ranch - that translates to days & days of quad ridin' with seeing very few other humans! Non-Typical Solutions Report post Posted January 7, 2013 How far north of Ash Fork is that property?? Most people out there have to haul water and have a cistern set up of some sort. Water via well is next to impossible, they have a well in Ash Fork but it is at an unbelievable depth if I remember correct. We hauled water and it is just a way of life that you get accustomed too. I would love to retire on 40 in that area some day and I would haul water too.....close access to some of the best AZ has to offer in wildlife.....good luck on your sale, wish I had 30K I could spend on something like that. You sound familiar with the area - you take seven ranch road north out of Ashfork and it turns into forest road 142; which will take you right into Westwood ranches shortly after you cross under the BNSF. Once you are on the ranch, its about 10 minutes to my parcel. Mount Floyd & Round Mountain are part of the Westwood Ranch - It is beautiful beyond words.... I so love this area - but have no choice in the matter of selling the property. Thank you for the water info - much appreciated; I didn't know. Have only camped up there a few times.
