Point? muledeerarea33 just wanted pictures and wasn't indicating Roosevelt Mark was a scammer, just poking fun at the lack of pictures. I like the way many of us try to keep the prices down to each other. Blackhorn209 was up over $100 on GunBroker but many of us sold it to a desperate or needy member for $70 or less, depending on what it had cost with taxes and hazmat. And we help the youth with ammo and guns. And we watch for scammers and notify each other. And we alert each other of supplies, sales, etc. This is an really great site, you you guys are all good people with a variety of opinions. Glad I'm a member and I'm grateful to have gotten to know many of you. May our Gods, supreme beings or good fortune continue to bless us all.

You will want a blind that is taller than you so you can stand up and stretch every once in awhile. Blind pattern should mimic surrounding terrain/landscape pattern. I'm told no campfires or any other strong "scent"/oder that will spook.your game. Forest or high desert plains?

Bad Joke: Is that a paid - blind hunt? How would you find your prey if you are blinded? Seriously though, what specific purpose, size and type? Fowl, large game, archery, rifle? Background of area to be hunted? Tall enough to stay standing?

I have a 410 Gauge 2¾. I'll sell for exactly what I paid for it. It's Spanish made and smaller than most like a youth model. Paid $125 for it in May of 2016. I'll take pictures tomorrow when I can get to it. Top break, single shot, brown wood stock. It's short enough I thought I had lost it with the youth but it was in my safe in the back. I'll get it out from the secure lock down tomorrow if you are interested. PM for my number.

I heard Tesla soared up to nearly $1200 after being as low as $500 at one time. My brother bought in around six hundred and just sold at almost $1200. Nearly doubled his money. I don't have time to research and follow stocks and I don't know the rules. He said he has to wait at least three days before he reinvests or the IRS wants to tax it as a margin call, or something like that. If you earn money with Doge how does the not so silent partner (IRS) tax it? If you held it less than a year, isn't it taxed as short term capital gains? How do you collect your earnings? -

I had Todd South, Southern Xpress Rifles, build me a custom black powder rifle. Before it was finished I put in for Mule Deer at the very last moment. To my surprise, I got drawn. Todd helped me plan my hunt since he was much more familiar with that area. We are pretty close and he took time off just to help me out. Our experience was something a movie could be made from. Almost no deer, or tracks, a crazy lady shooting her pistol a couple of times and demanding we speak with her, a AZGF officer who was very humourous about my minor violation (hadn't signed my tag quite yet). A wonderful Mule Deer camping out behind our cabin in town, finding four bucks but too late to shoot, losing my glasses, but finding them again, and shooting a nice Buck at 320 yards with a gusting 15 to 40mph cross wind. Eternal thanks to Todd South for his great knowledge and help. I thought we were going to be out there 10 days, done in 4!- 21 replies

I've heard similar things. I'm considering doing a couple of houses that way. Typically larger homes with pools, spas work out real well I'm told. I'm fairly slow at entering new areas and do so with great trepidation. I did discover that if any management company does not collect and pay the sales tax that then the Owner would still be liable with penalties. Also, for me, I like the greater likelihood of a steady stream of income and more steady people. I don't have to furnish my rentals and don't include refrigerators. I don't want to get sued if someone gets sick. Same with jacuzzis. If a property has one I remove it due to greater liability. I only have one property with a pool.and it's not in use, needs to be rehabbed. I have two smaller properties but they are located near the Hohokam Stadium that Oakland uses for Spring Training.They are quaint older properties with orchard and land. But I would then also have the added expense of yard and regular cleanup. I'm not sure my net would be any better with the rents the way they are currently. Part of the rent increase, I'm certain, was due to the few dead beats (or potential deadbeats, and I evicted 2 to their surprise during Covid) who didn't pay and caused a greater expense, not to mention increased insurance and property taxes/sales tax. Insurance increases if the use changes. And some neighborhoods are beginning to fight against VRBO's, and cities are passing strict laws. My Rant: I never understood the greed of the cities putting sales tax on regular residential rentals. Why are they extra taxing the poor? Property tax is also higher. That extra $40 to $60 a month can really hurt a poor family, and the property owner is not going to absorb the cost. It is passed on to the tenants. Back to the subject: Everything has its pros and cons. The more knowledge one has on the subject, the greater the chance of success if one does decide it merits the risk. Otherwise, one is just gambling blindly. "A wasted dollar is never regained." -
