3 pointsAll I can do is relate my 40 years of experience. I never lost a house, suffered some setbacks, didn't manage them always like I should have, but I am putting my kids through college and helping one with free rent (she puts the rent amount into her savings account each month) to get ready to buy a house in the next crash. She just graduated as a Civil Engineer and immediate was hired. No student loans, no car payments, no rent. That's what rentals did for me, and her.

2 pointsMy hunt started on Friday, October 22 and ended Monday afternoon, but could have continued until Sunday the 31st. I was lucky and was done in 4 days. Only ever saw 8 deer. One dead on the roadside, one behind the cabin (the tease), two young bucks feeding alongside the highway, and the four we encountered that became three. No does, no others.

1 pointWife killed this stud this past weekend, made a perfect shot at 550 yrds. What do you guys think he scores? This bruiser finally came home from Mogollon Taxidermy, unfortunately we didn't make the 110" mark, if he had longer eye guards we would have been there. 104 2/8 was the net score. Thanks to everyone and their kind words, going to be a tough one for the wife to beat!!! Thanks Clay for another beautiful mount.

1 pointWe had a great hunt. We had 4 tags and were able to fill 3 of them. We had alot of hard work to reach the elk grounds, and then had hard but successfully hunts. My buddy and I took 2 adult onset hunters out on a cow tag. One was on his first big game hunt. We were able to get my buddy on his first hunt a great opportunity, and he closed the deal with a nice clean shot. His cow went DRT. My long time hunting buddy was able to close the deal too on a nice one too. Tuesday evening I decided to make a final push as I had to leave Wednesday. We hiked in over 2 miles to get to our spot all uphill. I with about 20 minutes of light left I heard a bull chuckle behind me. I didn't know if he was a single or had a herd. About 10 minutes later the herd made it way into the meadow. The first 5 were a mix of cows and calves. They stayed grouped up so I didn't have a shot. A couple more straggled in, and 1 presented a clean shot so I took it. We packed her out in 1 trip. I am a big dude, but that sucked. I decided it sucked less than hiking another 4 miles round trip though. I took the cut meat and 2 hind quarters. My buddy took the 2 fronts and my rifle. It SUCKED, but we made it and have many awesome experiences and stories from the past week or so. Pic 1 is the first timer. 1 pointLast I heard 2/9 shooters had killed bison. And when I was in the park last weekend and this summer the bison were not in the places we usually see them. I think the PS has their hands full.

1 pointI really liked Jeff, that pup he got is a really smart girl, she was already pointing a quail wing in my living room. I appreciate people like Jeff, really want these pups to go to good homes that understand the breed.

1 pointRuss, and others; Curious if anyone has become involved in the Airbnb/VRBO business?? A couple of years ago I bought a house in south Scottsdale (just south of the Old Town area). Turns-out that due to proximity to that touristy/party spot, my neighborhood is apparently super hot for the short term rental business. There are two on my street, and I've gotten to know the owners/property-managers quite well. One was recently purchased for just over $600K, and the buyer is in it ONLY for the short term rental business. Said he expects a 30-35% annual ROI after expenses. CRAZY returns that have me considering renting or buying a small condo to live in and rent my place out too! LOL Anyway, anyone doing that??

1 pointI had a nice buck hit water Saturday morning and of course I wasn’t sitting so I sat today and of course nothing came in. I think I’m gonna sit early and late the rest of the hunt and try and shoot one with my 30-30 if a buck comes in

Quit hunting mid afternoon to let busted coveys call and regroup so they can huddle and stay warm for the night. Don't hunt down and shoot every last bird in the covey. Enjoy watching your dog work. Look for 30% oak overstory, good tall grass, and scratchings on the ground Oxalis is a preferred food. Bring combs to brush out the stickers in the dog's hair and look under their eye lids for grass seeds. Bells, beepers, gps collars are good as every season has tales of lost dogs.

1 pointIt won't be forgotten soon, that is for sure. It was probably one of the most memorable hunts I have had to date. We had a good mix of good times with friends, and success.

1 pointJust an FYI: A house purchased in 1993 for $45k that originally sold for $50k in 1981 is now worth nearly $250k - $300k. If it was a rental and managed correctly, somebody else would have paid for the property, maintenance, and taxes, while you got a reduction in your income taxes and received some income. It's physically there, you can sell it any time. The banks recognize it as a real asset and you can get real $$$ if you decide to sell it or receive monthly income. There is work though. And you need to know the rules and manage it. Rents have gone up from $650.00 per month in 1993 to $1,800 per month in 2021. 10 houses paid off would net approximately $1,300 per month each in 2021. That would be $13,000 a month or $156k per year, plus you would still have the gross value of the houses that would be roughly $4 million. Not instant, but it happens. But I repeat, there is work and you have to know the rules! Next "big adjustment" will probably be 2026 or 2028 ish. Buy two to three years after the "crash" for lowest prices. House in 2011 that sold for $67k is now worth $390k if all spruced up. House in 2011 that sold for $80k is now worth $450k. "Crashes" in 1968, 1988, 2008. Economy has "peaked" every 18 years since the late 1800's with few exceptions. History tends to repeat itself. Big boys at the top controlling it all to make money on both sides? You don't have to believe or trust me. Check the data. I would not buy a house now for an investment because the numbers don't work, but I am looking towards 2029 - 2030 ish, if I'm healthy and my kids are pretty much out of college. BTW, I'm over 60 and have lived through two adjustments. Everything is looking like it is a repeat and on track with the past overall. Enjoy the ride! I am not a Realtor and am not pushing or selling anything. I get nothing out of what you choose to do with this information. I have been aware or involved with rentals since 1983 to some degree. Use this information at your own discretion.

1 pointHad a side x side come through a water gap in wash onto our property during archery season. I followed the tracks for a couple hundred yards. They jumped out of the wash no fewer than a dozen times to drive all over the hills and then back into the wash. It was that evening that I saw the buck they were after. His front leg was trashed and there was no indication that anyone got out of the atv to do any walking! If anyone thinks that landowner/rancher/sportsman relations are going to get any better with this kind of behavior, not gonna happen! Things will get worse, more lands will be closed up! Can’t say I blame any lease holder that blocks access to hunters onto public lands if they have to deal with too much of that crap!
